Job Summary:
The Project Manager of facility operations uses knowledge and skills obtained through education and experience to oversee facilities operations, services and maintenance, workplace health and safety including environmental, ergonomics, and OSHA regulations for assigned facilities to ensure a safe, clean, healthy and comfortable working environment. Leads and sponsors projects of considerable scope and complexity. Applied in:depth understanding of the business impact of technical issues and ensure facilities remain operational and build contingency plans for unexpected events. Resolve and delegate escalated issues and problems. Build and leverage contacts throughout the firm and external vendors is required to identify, research and resolve complex problems for assigned facility.
The proposed project manager/supervisor must have at least three (3) continuous completed years out of the past five (5) years of supervisory experience in directing operation, maintenance and repair of a facility and/or building(s) equipment and systems of the approximate size (200,000 GSF), including characteristics of the facility and/or building(s) to be operated, repaired and maintained under this contract with an independent authority to authorize repairs equal to at least 10,000.00 per item, per instance in value, per location. Duties and Responsibilities:
* Responsible for facility management for assigned facility.
* Prepares annual budgets inclusive of capital projects and performs comparison analysis of expenses to budget and prior years. Ensures that facilities are in full compliance with all regulations governing ADA, electrical, fire, OSHA, and safety codes in collaboration with management team.
* Oversee, develop, implement and maintain safety and environmental health programs to meet or exceed regulatory authority requirements for facility operation.
* Establishes and maintains policies, procedures systems for efficient use of utility services to maintain operations and control costs.
* Designs, maintains and updates contingency plans to provide assigned facilities with rapid recovery from electrical or mechanical failures with minimal interruption to operations.
* Oversees and collaborates with project teams to develop and implement plans based on resource estimates, timelines, budget, and other financial information.
* Oversees the implementation of a preventive maintenance schedule for assigned facilities.
* Oversees the scheduling of property improvements and repairs and maintenance of mechanical and electrical systems.
* Manage and build partnerships with all facility management team, outsourced contractors and vendors.
* Manage facility outsourced contractor relationships to assure services and terms of the agreements are met.
* Serves as liaison with governmental agencies to ensure compliance with federal, state and local laws and regulations including any audits.
* Exemplify principles of environmental stewardship including energy use, water use, recycling, air quality and other infrastructure related systems and actives.
* Investigates, recommends and implements projects of considerable size and complexity.
